Letting Costs & Charges for Tenants
In addition to paying the contractually owed rental monies, tenants may also be required to make the following permitted payments:
Before the tenancy starts (payable to The Letting Department ‘the Agent’)
- Tenancy holding deposit – not to exceed a sum equivalent to one week’s rent.
- Tenancy security deposit – not to exceed a sum equivalent to five weeks rent or, if the ‘nil deposit’ option is selected, a pre agreed, non-refundable insurance premium.
During the tenancy (payable to the Agent)
- Contractual variations – payment not to exceed £50 (including vat) if you want to change the tenancy agreement.
- Payment of interest for the late payment of rent – rate chargeable 3% above Bank of England base rate.
- Cost of Replacement – keys / locks / security devices.
- Early termination of tenancy – payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy (payable to the provider) if permitted and applicable
- Utilities – gas / electricity / water
- Communications – telephone and broadband
- Installation – cable/satellite
- Subscription – cable/satellite supplier
- Television licence
- Council Tax – payable to local authority
Other permitted payments
- Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection
The Letting Department is a member of Moneyshield, which is a client money protection scheme, and is also a member of The Property Ombudsman, which is a redress scheme. You can find out more details by contacting the agent directly.
Letting Costs & Charges for Landlords: These fees are variable and are calculated/agreed based upon negotiation and other sundry factors (including but not limited to: rental values, service requirements, portfolio size and transaction complexity).

Let Only Fee: 3.6 weeks incl. VAT, to include:
- Free, no obligation, up-to-date rental valuation
- Full advertising of the property on our website and property portals (including photography and comprehensive write up)
- Fully Accompanied viewings and regular feedback
- Production of APT
- Full referencing and credit checks on all prospective tenants
- Collection of up to 5 weeks deposit administered and registered with the Tenancy Deposit Service
Managed Let Fee to Include: 3.6 week rent incl. VAT initially and 10% incl. VAT of rent payable monthly
- Free, no obligation, up-to-date rental valuation
- Full advertising of the property on our website and property portals (including photography and comprehensive write up)
- Fully Accompanied viewings and regular feedback
- Production of APT
- Full referencing and credit checks on all prospective tenants
- Collection of up to 5 weeks deposit administered and registered with the Tenancy Deposit Service
- Collection of rent with payment made directly into your chosen bank account within 24 hours
- Six monthly inspections of the property with detailed feedback provided to both Landlord and Tenant
- Arranging or facilitating maintenance with local 24 hour emergency contractors
- Full monthly statement of account
- Ensuring property is fully compliant with all certificates in place

- Lodging of the Deposit with the Tenancy Deposit Scheme: £22.00 incl. VAT
- Tenancy Renewal: £60.00 incl. VAT
- Gas Safety Administration Fee: £30.00 incl. VAT
- EICR Administration Fee: £30.00 incl. VAT
- EPC Administration Fee: £30.00 incl. VAT
- Inventory Administration Fee: £30.00 incl. VAT
- APT Production Only: £120.00 incl. VAT
- APT Production with Full Referencing: £240.00 incl. VAT
- Extra property inspections/inspections for non-managed properties: £60.00 incl. VAT
- Check in/Check Out against detailed inventory: £60.00 incl. VAT
